Claiming for damaged belongings

If disrepair has ruined your things, you can usually include them in your claim.

Updated 9 October 2026

What you can claim for

Anything damaged because of the disrepair, for example clothes, shoes and bedding with mould; carpets and flooring ruined by leaks; sofas, beds and furniture; curtains and blinds; electrical items damaged by water; and children's toys.

How it's valued

Usually at what the item was worth when it was damaged, not the price of a new one. A five-year-old sofa will be worth less than it cost new. Receipts, bank statements or online order history help show what you paid and when.

Evidence

  • photos of each damaged item, showing the damage clearly;
  • keep the items if you can, until the solicitor says otherwise;
  • a list: what it is, roughly when you bought it, what it cost.

When you start your claim, you can list damaged belongings and their rough cost.
