Disrepair claims for tenants in Wales

The law in Wales works a little differently, but you can still claim.

Updated 9 October 2026

Renting Homes (Wales) Act

Since 1 December 2022, most tenants in Wales are called contract holders, and your rights come from the Renting Homes (Wales) Act 2016. Council tenants and housing association tenants usually have a secure occupation contract.

Your landlord's duties

Your landlord must make sure your home is fit to live in, and keep the structure, exterior and the services for water, gas, electricity, sanitation and heating in repair and proper working order. These duties are similar to those in England.

What's different

  • Awaab's Law applies in England only. Its deadlines don't apply to landlords in Wales.
  • If you complain and stay unhappy, the ombudsman is the Public Services Ombudsman for Wales rather than the Housing Ombudsman.

Making a claim

You can still make a disrepair claim through a solicitor if your landlord knew about the problems and didn't fix them. Start your claim.
