ForHousing: repairs and disrepair claims

How ForHousing performs on repairs, and what to do if yours haven't been fixed.

Updated 13 October 2026

ForHousing is a housing association with about 17,785 homes for social rent, mainly in the North. If you're a ForHousing tenant and problems you've reported haven't been fixed, you may be able to claim compensation and get the repairs done.

How ForHousing compares

From the Tenant Satisfaction Measures ForHousing reported to the Regulator of Social Housing for April 2024 to March 2025. "Most landlords" is the median across all landlords in England.

In ForHousing's latest tenant survey, 76% of tenants who'd had a repair were satisfied with the repairs service, so around 2 in 10 were not. That's better than most landlords.

75% said ForHousing provides a home that is well maintained (better than most landlords).

ForHousing reported that none of its homes failed the Decent Homes Standard at the end of the year. That's a landlord's own assessment, and it doesn't mean every home is free of problems.

It completed 95% of non-emergency repairs within its own target of 56 days, and 100% of emergency repairs on time.

Tenants made 146 formal complaints for every 1,000 homes, compared with 54 at most landlords, and only 44% of tenants who complained were satisfied with how it was handled.
